What do you need from us to start?
A short summary of the instruction, the client’s functional needs (and any OT input), timescales, and any relevant documents such as plans, photographs, clinical reports, and case requirements. If it’s a property search, we also need location constraints, budget, and any non-negotiables.
Do you act as an Expert Witness under Part 35?
Yes. We provide Part 35-compliant accommodation expert reports, including suitability of current accommodation, feasibility of adaptation, and reasoned recommendations. We remain independent and evidence-led, and we set out assumptions and limitations clearly.
How long does a Part 35 accommodation report take?
It depends on complexity and availability of information, but we can usually confirm a programme once we have the instruction and key documents. Where site visits are required, timescales also depend on access arrangements and stakeholders’ availability.
Can you assess a specific property before purchase?
Yes. We can assess suitability, access, layout constraints, and likely adaptation routes, flagging risks early (for example, structural limitations, planning risk, or access that cannot realistically be resolved). You’ll get clear pros and cons and a practical recommendation.
Do you provide property searches as well as assessments?
Yes. Our specialist property search identifies potential options and filters them against the client’s access and care requirements. We can review listings, attend viewings if required, and provide short, decision-ready summaries for the wider team.
What’s included in your architectural service?
Typically feasibility and options, planning, technical design, coordination with consultants, and support through tender and delivery, depending on appointment. Our focus is on safe, workable homes that support care routines, equipment needs, and long-term flexibility.
